Have you already maximised the existing space available in your home? Perhaps you have just moved into a new house and you would like to know its potential? The Extension Package is a great place to get you started on your journey to extending your home.

The Extension Package seeks to improve how you live in your home by transforming your space with clever design. As a registered architect I understand how to squeeze the most of your existing space and also have the expertise to advise you if you decide to add an extension.

This package allows you to explore your design options to find out how much additional space you really need, and if you will need to apply for planning permission for your extension. 

Prices vary depending on the size of the area of your home that you would like me to review and extend. Please see pricing below.

  • S - €2900 (up to 55 sqm) - Perfect for the ground floor of a small house.

  • M - €3700 (up to 90 sqm) - Great for ground floor of a medium sized house or the ground and first floor of a small house.

  • L - €4650 (up to 120 sqm) - This covers the ground and first floor of a standard Semi Detached house or the ground floor of a larger home.

  • XL - 120 sqm and above, please contact me with details for pricing.

Credit will be given if you can provide your own CAD drawings or survey drawings (in .pdf or .dwg format). Please contact me to request this.

It is usually best to book the Extension Package and I can explore how to make the best use of your existing space in one option and propose an extension design in another option.

    • Initial consultation in your home lasting approx. 1 hour

    • Survey of the existing spaces that you would like to address

    • Proposed design layout options. I usually provide 2 options depending on the opportunities your property presents. This can also depend on the brief you set during the call out.

    • Advice on whether the proposed designs will require planning permission and how the planning process works.

    • Sketch 3D visuals of each design option

    • Online presentation of your design package (via Zoom or Teams) within 4 - 6 weeks from initial consultation.

  • You will receive the following by email after the presentation meeting:

    • A set of dimensioned 2D drawings. Including:

      • Existing plans of the relevant spaces

      • Proposed plans for all options

    • Sketch 3D visuals of each design option

    • Sketch 3D exterior views exploring proposed materials and roof design options

    NOTE: The drawings you receive are not sufficient for the purposes of submitting a planning permission application.

    • This is a design package so there is no tender, project or onsite management included in this service.

    • Although I will work with your budget in mind, I cannot provide cost estimates as these are changing all the time and are outside my realm of specialty.

    • I recommend that you engage a Quantity Surveyor to establish a build cost for your project. The drawings provided in this package are sufficient to seek a Contractor’s estimate or a Cost Plan from a Quantity Surveyor.
