Planning Permission

I provide expertise, guidance and support in navigating the complex planning application process. This package typically includes:

  • Measured and photographic survey of the existing house (interior and exterior) and plot to prepare site drawings.

  • NOTE: Advice will be given on whether a third party measured survey is required for large or complicated properties.

  • Prepare 1 No. set of initial drawings for proposed alterations to property, including one online presentation to client.

  • Preparation and compilation of all drawings and documentation to planning application standard.

  • Submission of a valid planning application with the Local Authority and monitoring of progress.

PLEASE NOTE: I do not provide planning application services for attic conversions only.

    • Preparation of the drawing set which includes existing and proposed drawings of site plans, floor plans, elevations, sections and contiguous elevations.

    • Purchase of Site Location Map from Ordnance Survey Ireland (cost of the purchase excluded)

    • Preparation of the planning application form, newspaper notice, site notice and a cover letter

    • Preparation of newspaper notice and lodgement of same.

    • Preparation and lamination of site notice (client to erect site notice).

    • Lodgement of planning permission application with the relevant Local Authority and monitoring of progress.

    • A full planning pack with copies of all drawings and documentation will be provided for your own records.

    • NOTE: A full survey of your property will be required to lodge a planning application. For small properties I will quote to carry out the survey. For larger properties I will ask you to commission a survey separately.

    • Planning Application Fee (Typically €34 for domestic application)

    • Printing costs (varies depending on number of drawings and copies required)

    • Cost of newspaper notice (varies depending on newspaper)

    • Cost of purchasing OS Map (Typically €60)

    • Installation and monitoring of site notices.

    Receipts of expenses incurred will be provided along with my invoice.
